Real Estate Investing - Selling

OK, I've been working all day on selling the two peices of land. I created about 10 ugly signs with white and yellow corrugate plastic saying things like:

4 Sale by Owner
Make a offer!
###-###-####

and

Land 4 Sale
Acreage!
###-###-####

They are ugly, big, and striking. The goal is to get lots of calls, and I can weed them out from there. If people think I look like a desperate amateur, they will call.

I also wrote an short ads for 2 local papers to run for the weekend. I plan to create a website on saturday to allow people a virtual tour. I will include the dozens of pictures I took, a scanned copy of the lot map, some audio descriptions, and text copy. I will get peoples email addresses as well as phone numbers, and I will send them a picture with the link.

That is my marketing plan in a nutshell.
